Organizational Relationships

The Commercial Sales & Project Manager reports to the Director of Operations and CEO. This role sits at the intersection of business development and field execution owning the client relationship from first conversation through project completion. You'll work closely with field crews, team leads, estimators and external stakeholders as needed.

Basic Function

The Commercial Sales & Project Manager is responsible for identifying and securing new commercial painting projects, managing those projects through full execution, and ensuring a seamless client experience from estimate to final walkthrough. This role requires deep technical knowledge of commercial and industrial coating systems, strong sales instincts, and the operational discipline to keep complex projects on time and on budget.

This is a senior-level, dual-function role. The person in this seat owns both the revenue pipeline and the delivery and is expected to be a technical resource for the field team and a credible partner to architects, GCs, and property owners.

Primary Responsibilities

  • Business Development & Sales
  • Identify and develop new commercial painting and specialty coatings opportunities through direct outreach, networking, referrals, and industry relationships
  • Build and maintain long-term relationships with property owners, property managers, GCs, architects, and engineers
  • Own the full sales cycle: prospecting, site walks, proposal development, contract negotiation, and closing
  • Leverage technical expertise in specialty systems to differentiate Two Dudes in competitive bids
  • Stay current on market trends, competitor activity, and pricing conditions
  • Estimating & Pre-Construction
  • Prepare detailed, accurate project estimates including labor, materials, specialty product requirements, and subcontractor costs
  • Conduct blueprint and specification analysis; identify scope gaps and value engineering opportunities
  • Manage bid submissions and competitive pricing strategy
  • Project Planning & Execution
  • Develop project timelines, work schedules, and milestones aligned with client expectations and company capacity
  • Conduct pre-project planning including safety assessments, material takeoffs, and labor planning
  • Serve as the primary client point of contact from contract signing through project closeout
  • Provide regular project updates to clients and internal leadership; resolve issues proactively
  • Specialty & Industrial Coatings Leadership
  • Serve as the company's technical subject matter expert for specialty coating systems including intumescent fireproofing, EIFS, CAFCO spray, BASF waterproofing, and high-performance finishes
  • Support field teams with technical guidance on application methods, product selection, and quality standards
  • Ensure all specialty work meets manufacturer specs and client specifications
  • Identify opportunities to expand the company's specialty coatings capabilities
  • Budgeting & Cost Management
  • Prepare and manage project budgets with a focus on cost control and profitability
  • Track change orders, monitor job costs, and collaborate with leadership on profitability reviews
  • Ensure financial performance aligns with project scope and company margins
  • Team Leadership & Field Management
  • Supervise painting crews, subcontractors, and team leads on assigned projects
  • Coach and develop team leads; reinforce quality and safety expectations on every job
  • Quality Control & Safety
  • Oversee quality control on all assigned projects to ensure compliance with company standards, client specs, and product manufacturer requirements
  • Ensure strict adherence to OSHA standards and company safety protocols; conduct regular site safety checks
  • This role is safety-sensitive and requires full compliance with all safety regulations and company policy
  • Training & Capability Building
  • Train project managers, estimators, and field teams on:
  • * Specialty coating systems and use cases
  • Surface preparation standards
  • Application methods and best practices
  • Support development of internal standards for:
  • * Industrial work
  • High-performance coatings
  • Help expand company capability into higher-margin specialty work

Qualifications

  • Extensive experience in commercial construction or painting project management
  • Demonstrated expertise in specialty and industrial coating systems (intumescent, EIFS, waterproofing, high-performance finishes)
  • Proven track record in commercial sales, estimating, and contract negotiation
  • Strong leadership skills with experience managing crews, subcontractors, and field teams
  • Proficient in estimating, Google Suite, and Microsoft Office Suite
  • Strong command of blueprint reading, spec interpretation, and building code compliance
  • Excellent written and verbal communication skills

This role is primarily office-based within a professional work environment. The physical demands described are representative of those required to successfully perform the essential functions of this position.

  • Must be able to sit or stand for extended periods of time
  • Must be able to use a computer and standard office equipment
  • Must be able to occasionally lift or move items up to 25 lbs. (e.g., office supplies, event materials, uniforms)
  • Must be able to occasionally walk job sites or warehouse areas as needed
